M&E Refurbishment Design.

The Boeing X80 Annexe, located at Cody Technology Park, Farnborough, involved the major refurbishment of an existing three-storey facility to create a modern workshop, manufacturing, and office environment.

Salvis delivered full mechanical and electrical design from Stage 3 through to project completion, including electrical power infrastructure, HVAC systems, and integrated building controls.

The Challenge:

Full strip-out and replacement of existing MEP systems while working within an existing structure.
Integration of workshop, 3D printing, and office environments with very different servicing requirements.
Coordination of mechanical, electrical, and specialist systems across three floors.
Requirement to support critical equipment and IT infrastructure with resilient power systems.
Adaptation of existing services while maintaining compliance with modern standards.

The Solution:

End-to-end M&E design delivery from Stage 3 through to completion.
Electrical infrastructure and power distribution:
New LV distribution system (main panel and submains) alongside full general, small power, and mechanical power supplies across all areas.
Lighting systems:
Energy-efficient LED general and emergency lighting with intelligent lighting controls.
HVAC and environmental systems:
Replacement of legacy systems with a high-efficiency VRF heat pump system, supported by air handling and ventilation with heat recovery and demand-led control.
Specialist environmental systems:
Dedicated cooling for comms rooms and extract ventilation for 3D printing equipment.
Controls and resilience:
BMS integration for full system control and UPS provision for critical equipment backup.
ICT and building systems integration:
IT, data, and communications infrastructure (including MDF/IDF), coordinated with fire alarm, security, and other specialist systems.
